One of the issues with a Mobile is that if they are not set down on a concrete foundation they are not considered real estate ( in most States) and some of the Insurance coverage can vary as well. If you don't need the money then just sell for the best price or offer a Lease with Option to Buy which is better than a standard lease because the Tenant that intends to buy considers future ownership and therefore takes better care of the home. Renters usually just trash a place out and then move out. Right now the Housing Market is iffy so leasing will also buy you some time. Hopefully Home Values will increase soon and you can get a better price. One more important thing to remember is the house will have a better chance with new carpet, floors, paint, sink and whatever else is in need of repair or replacement. Make sure the home is level and all the windows and doors are working properly. You can always hire a home inspector to look for the problems - something you will need to do anyway if you sell. The buyer will have their own inspector. Not knowing the manufacturing date of the home leaves that decision making to you. Spruce the place up and it should move. Hope I was of some help. Good Luck! Posted by cicrazy First, if the mobile home comes with its own land, give the place curb appeal. Put new rock or landscaping in. Clean the place up with updated lighting, plumbing and flooring. All of this will only cost a few thousand dollars. Then post a sign out front with a number to call and place it on craigslist.com or sites like that. Good luck. By the way, if the mobile home is more than 30 years old, no bank will loan anyone money to buy it, so you'll need a cash buyer. |
